
Pitch Deck Studios translated a highly technical floating residence concept into a luxury real estate pitch deck magazine for Lapillus, built to introduce the brand to ultra-high-net-worth buyers across the GCC and beyond. Lapillus is a private residence on water, conceived by Aquatic Architects Design Studio and developed from the studio's earlier concept, Aqua Pod. Founder Faiza Ashraf and her team came to Pitch Deck Studios with a strong engineering foundation and design vision already in place, and needed that vision translated into a brand narrative and visual document for the collector level luxury real estate and marine lifestyle market.
As a GCC based client, the brief called for a piece that reflected the ambition of the UAE's design culture, produced to the editorial standard expected by the luxury property and superyacht world rather than a technical spec sheet.
Lapillus sits at the intersection of naval architecture, luxury real estate, and collectible design. The brochure needed to explain an autonomous, repositionable floating residence without reading like a product manual, while working as both an emotional brand piece and a credible pitch document. It also needed to position Lapillus as rare, collectible architecture rather than a mass market marine product, and carry the studio's design philosophy of restraint, craftsmanship, and environmental harmony through both copy and imagery, with every section holding the same considered tone.
Pitch Deck Studios approached the project as a full brand and copywriting build, developed with Faiza Ashraf and structured as a seven part editorial journey rather than a conventional slide deck: The Essence, The Foundation, Intent, Gallery, Spatial Design, Engineering, and Begin the Journey. The messaging positioned Lapillus as an inhabitable expression of life on water, traced the studio's origin and philosophy back to the name's Latin root, and framed each unit as a private home produced in strictly limited number rather than a boat or yacht. On the design side, the team carried this restraint into the layout: full bleed photography, generous white space, a warm gold and ivory palette, and editorial typography, closing with a clean technical specification table.
The finished piece repositioned Lapillus from a marine engineering concept into a luxury living brand, with a brochure that reads at the standard of the superyacht and luxury real estate worlds it is competing for attention within. The project is ongoing: Pitch Deck Studios continues to work with Faiza Ashraf and the Lapillus team as the brochure is refined, and it is already serving as the primary document introducing Lapillus in early buyer and industry conversations.
